Conversion over several years of residential apartments as tenants voluntarily vacated at 122 E. 76th St. into Doctor’s Offices, Testing Labs and Off-site Hospital Administrative offices.


Neil Simon & Marsha Mason

First retained by theater manager of the Eugene O’Neill Theater to plan, document, bid and award a contract for a very complex roof replacement.   When G. C. went ‘belly-up’ we stepped in, renegotiated the many Sub-Contracts and completed the Project within the original schedule and budget.   With very pleased clients, we were subsequently ‘invited’ to completely restore the interior of the theater. Greyston Foundation

Originally retained by Greyston founder Sensei Bernie Glassman as Architect for the first Greyston Family Inn (GFI) and continuing over many years for more than seven projects housing several hundred homeless families, HIV victims and local artists. This is a Partial list:

  • 68 Warburton Avenue, Yonkers – GFI Homeless housing with 4,000 square foot Day Care Center.

  • 74 Warburton Avenue, Yonkers – GFI Homeless housing with Administrative Offices .

  • 62 Warburton Avenue, Yonkers – GFI Homeless housing with Learning Center Classrooms.

  • 2 Hudson Street, Yonkers – Historic Philipsburg Hall Banquet Hall and housing for local Yonkers Artists. Co-sponsored by St. Johns Church and City of Yonkers.

  • 25, 27, 29 & 31 Ravine Avenue, Yonkers – GFI Homeless housing.

  • 21 Park Avenue, Yonkers – Conversion of Church & Convent into multi-use facility Adult HIV Day Treatment Center, Housing for HIV positive persons, Zen Buddhist Meditation Hall and Program and Charity Administrative Offices.

Recently deceased, ‘Bernie Sensei’ became a close friend, an important influence and trusted teacher.

  • Windsor Terrace Partnership Homes – 17 Three Story Two Family Row Houses.

  • Park Slope Partnership Homes – Full block plus vacant lot ‘infill’  Three Story Two Family Row Houses.


Herbert Bergoff & Uta Hagen

Retained as Architect for expansion of the renowned method acting school HB Studio, this project included design of an additional story with two classrooms above the fourth floor of a West Village brownstone.   We were proud to provide our services for this legendary director and actress husband and wife team.


New York Yankees

The Great Moments Room was a banquet/party room within the ‘old’ Yankee Stadium.   Unable to obtain a Certificate of Occupancy and a Place of Assembly Permit, we were retained to re-plan and redesign this space to conform to NYC Building Code exiting requirements.

Construction Documents, Permits and Approvals for a NYC apartment as designed by this legendary “Queen of Knits” fashion designer for herself.


Garden City Country Club

This client was engaged in construction of a large new clubhouse and event facility halted at less than 50% completion due to continuous Contractor/Architect disputes. The chairman of the construction committee retained me as Owner’s Representative with complete authority to mediate these disputes, manage and expedite completion.



South Queens Boys & Girl Club

Pleased with our Owner’s Rep services, the Chairman of GCCC Construction Committee retained us to provide expansion schematics for a Capital Construction Campaign for a new gym and classroom addition.   Unfortunately goals were never met but were sufficient to enable purchase of an adjoining building for addition classrooms.



Citicorp Community Development, Citibank

Through CCD, Citibank financed my Garfield North development.   Upon default of the original General Contractor and discovery of the bank accepted Payment and Performance Bond as fraudulent, CCD became a joint venture partner.    Bis Construction, Inc. was formed to complete all work and a Final Certificate of Occupancy was issued in less than one year at only a very modest increase in cost.  Citibank had also financed a second phase of the Garfield Development, Garfield South for which plans were completed and the project sold to another residential developer.
